The Importance of Having Buyer and Seller Workflows as a Real Estate Agent

What’s your process?

What steps do you take clients through when they’re sold on doing business with you? The workflow you implement for your buyer and seller clients is important for several reasons.

In this blog post, I share why buyer and seller processes are necessary and how I provide my clients with the required tools.

Never Miss a Beat

Buyer and seller workflows ensure you’re always ahead of the game. You know what items need to be done, by who, and when they need to be completed.

This gives you a clear understanding of what’s happening at every stage of the transaction process and avoids potential bottlenecks.

I’ve spoken with agents on many discovery calls who lost business because they didn’t have proper workflows.

If that has happened in your case, don’t despair. You can turn things around instantly and start using processes that get results.

Keep Track of Key Dates

In real estate, some transactions must be done within a specific period or on a specified date. Buyer and seller workflows help to keep track of these key dates so that everyone is aware and plans accordingly. This helps to avoid any last-minute surprises or delays.

When you have a process laid out for your buyers and sellers, you’ll be able to see when these dates are close and make quick decisions so as not to be in breach of contract.

Avoid Confusion

As a real estate agent, how often have you forgotten what you were supposed to do for a buyer or seller?

It’s normal to forget certain things because we don’t have the mind of a computer system that stores and retrieves information with the push of a button.

With so many moving parts in your business, forgetting what needs to be done is quite easy (and may happen more frequently than you’d care to admit).

Having buyer and seller workflows in place helps you avoid confusion about the next steps.

This is especially important when you’re an agent working with several clients simultaneously. With a detailed buyer and seller process that can be copied for each client, you’ll see what you’re doing with each person and what phase of the contract you’re in.

Streamline Your Business and Attract Referrals

How many word-of-mouth contracts did you score simply for being professional, client-oriented, and organized?

Clients aren’t only impressed by how well-dressed you are. They want to know that you have your stuff together. With quality buyer and seller workflows in your corner, you’re more intentional with your business, and clients will see that.

Your professionalism and organization speak volumes, and these may well set you apart from other real estate agents. In addition, when you streamline your business with efficient workflows, current and past clients are more inclined to refer business to you because they know you can deliver.

If you’re always missing important details and dates with a client, they’ll likely leave with a bad taste (even if they allow you to handle their transaction from start to finish). A client who has experienced such disorganization is less likely to do business with you again or refer others.

The Ultimate Buyer and Seller Workflows

I became an Online Business Manager because I know how difficult it is to get certain processes in place as an agent.

When I was actively selling and buying homes for my clients, no one was willing to help me. So I had to figure out this stuff on my own. Thankfully, you don’t have to go at it alone.

My job is to ensure you have what you need to be streamlined and successful. Real estate agents in my Systems Rehab group program have experienced the benefits of working with detailed, no-fluff buyer and seller workflows.

These buyer and seller workflows can be duplicated for all your clients, and because they’re housed on cloud technology, you can access them anywhere in the world, even from your smartphone when meeting with clients.

That’s a boss move right there. In the presence of your clients, you could walk them through the next steps to owning or selling their homes.

For the buyer and seller workflows, I’ve created, you can:

  • Fully customize them to suit your business. As these workflows were created when I practiced in Texas, certain terms might not resonate with you, especially if you’re practicing real estate in another state. However, this can be easily adjusted.

  • Assign each item on a buyer and seller workflow with the click of a button.

  • Set important due dates so that they appear on your calendar. You’ll always have an overview of what’s happening within your business.

  • Share workflows with your clients. If you want to be completely transparent with the people who bring money into your business, you can easily share the workflows with a simple email invite. They will always be on the same page with you.

  • Have all your client workflows in a single, easily accessible location. Nothing is hidden, and nothing goes missing. Easily switch between client workflows with a single click. The best part is, each client has a private workflow that no other client can access.
