Nurture Email Sequence
Chances are, if you don't have a nurture sequence as a realtor, you aren’t cultivating the relationship you should with your database. This is especially important if you aren’t actively using a Customer Relationship Management (CRM) tool.
The importance of the nurture sequence cannot be underestimated, as it keeps you front and center in the minds of prospects. When a lead is ready to purchase or sell, they’ll likely look to reach out, as they’ve been receiving emails with tips directly in their inbox.
A nurture sequence could include a list of emails with market updates, cleaning and staging tips, real estate news, and much more.
A Post-Closing Emails
After all the hard work you’ve put in, you need to leave your clients with the best possible impression. This is vital for future business.
Remember to ask for feedback in your post-closing emails! By expressing gratitude for the opportunity to do business with customers and asking how to improve, you show that their opinions are valued. This will help create a lasting impression that will bring more success.
Ask for reviews unapologetically, yet make it worth their time. Most homeowners want to move on with their lives as soon as possible, so provide them an incentive in return. Offering gifts like a restaurant or Amazon gift card is a great way to get these reviews!
Your post-closing email sequence should always incorporate the request for referrals. It's an effective way to supplement your marketing efforts without doing extra work, so be sure to let your past clients know that you are open and available if they need any services again or know someone who could use a real estate agent. Plus, it’s a great opportunity to continue fostering relationships with them!
Cold Introduction Email
While you attract leads through consistent marketing on Instagram and other platforms, you may have to reach out to people you’ve never interacted with.
This requires a ‘cold introduction’ email. It’s best to keep it brief. Let the recipient know who you are, the brokerage you work for, your purpose for writing, and what you can do for them.
To conclude the email, ask them to take action, whether to give you a call (ensure to leave your number) or respond to the email.
Reaching For Sale By Owner Leads
Some owners may choose to sell their own properties, but that doesn’t mean that’s what they genuinely want to do. I have seen situations where FSBO leads were convinced to work with a Realtor instead.
The truth is, most FSBOs believe they save more when they go at it alone. That may be the case. However, as a Realtor, it is your job to tell them about the pitfalls or challenges they will encounter along the way without professional expertise.
When you reach out to an FSBO lead, express sympathy and let them know how working with you saves time, reduces emotional distress, and prevents legal ramifications should a mistake be made.
Reconnect with Past Client Email
Having a way to stay in touch with past customers is very important for your business and your overall financial health. Failing to reach out means forfeiting potential revenue opportunities—not ideal if you know what I mean! Furthermore, engaging with others regularly increases the likelihood of being referred for new work; thus increasing the chances of success.
Maintaining relationships with past clients allows you to be referred for future business opportunities. Don't undervalue the importance of staying in contact; reach out and re-establish yourself by apologizing for not keeping in touch more often. Offering assistance or suggesting that they pass on your information if they know anyone looking into real estate is a great way to start a conversation again! With this opportunity, two of their relatives or friends could be seeking help from an agent like yourself!
